ποΈ Remember the big development near Ocean Isle Beach that sat empty and falling apart for years? It’s now one of the busiest building sites in the county β and it’s about to get bigger.
Ocean Isle Palms, the master-planned community just minutes from Ocean Isle Beach, is pushing into its next phase, according to a StarNews report today. Here’s the turnaround story and what’s coming:
π The backstory: the project sat blighted and largely dormant after the 2008 housing crash β an eyesore for nearly two decades. It was relaunched in 2024 and has been selling steadily ever since, even with mortgage rates where they are.
π‘ The scale: approved in 2017, the full build-out calls for about 2,750 homes plus commercial and retail space.
β What’s already here: The Commons, a pocket park with pickleball courts, gathering spaces, and a dog park, is open.
π What’s coming: The Club, an estimated $8 million amenity center with a clubhouse, pool, and resort-style features, is under construction with completion targeted for the first quarter of 2027, ahead of the spring selling season.
π¨ A new builder joins: Dan Ryan Builders is now on board and closing on the remaining finished lots in Phase 1, building alongside Toll Brothers β which has sold nearly all of its available inventory in the past year. That’s what’s driving the push to the next phase.
π And drivers, take note: developers just got state approval for a THIRD roundabout on Ocean Isle Beach Road, at the entrance to the development. Groundbreaking is expected this month, with completion targeted for early 2027. The goal is better traffic flow β and a real “sense of arrival” at the entrance.
Engineers are already drawing up Phase 2 and future phases, so this one isn’t slowing down.
